BS 6229: 2025 Update – Key Points for Members

The updated BS 6229 standard for flat roof design and construction, has been published after a 2024 review and extensive public consultation.

The revised standard clearly identifies its intended users, including architects, surveyors, roof designers and contractors, and improves terminology. Design requirements are strengthened, with a minimum 1:80 finished fall for general roof areas and internal gutters, and a new requirement for a level survey and documented handover for decks or slabs. Thermal performance requirements include a 2.5% insulation increase for inverted warm roofs (where certified), and condensation control aligns with BS 5250. Fire safety is reinforced in line with building regulations, including assessment of combustibility throughout construction. Use of CLT decks should be avoided where possible, with stricter controls where used. The update also strengthens requirements for information exchange, workmanship, maintenance and change of use.
