GN74 Fire Safety-Pedestal Systems on Balconies and Roof Terraces

Pedestal systems are increasingly used on balconies and roof terraces to support paving, decking and other amenity finishes. However, if not properly specified, designed or installed, these systems can contribute to fire risk and result in non-compliant roof or balcony constructions.

The purpose of this guidance note is to highlight the key fire safety considerations associated with pedestal systems used on balconies and roof terraces, and to explain how current industry guidance aligns with the functional requirements of Approved Document B (ADB). The guidance is intended to support safer specification, design and installation practices, helping to prevent non-compliant or higher-risk arrangements, particularly on residential buildings over 11 m in height.
